The project caters to people with temporary accommodation requirements and distinguishes itself from the classic, conservative concept for serviced apartments, by offering low-cost and design-oriented facilities. Positioned between the hotel and apartment market, it combines the benefits of the apartment segment and the amenities of a hotel, thus creating an attractive product for investors and users alike.

The target group for urbn1 Serviced Apartments are international corporations with employees who are seconded to Vienna to work on a project during a given period. Also addressed are Austrians looking for reasonably priced temporary quarters, e.g., during the renovation or repair of their apartments, for stays in connection with their post-graduate studies, or when accompanying a patient during a hospital stay.
There are four categories:
1. Studios (approx. 45 % of all apartments, net floor area approx. 18 m²; combined living and bedroom; to be mainly used by one person), 2. Studios Deluxe (approx. 26 % of all apartments, net floor area approx. 22 m², combined living and bedroom; to be mainly used by one person), 3 Junior Suites (approx. 21 % of all apartments, net floor area approx. 35 m², separate living and bedroom areas; to be mainly used by two persons), 4. Senior Suites (approx. 7 % of all apartments, net floor area approx. 45 m², living and separate bedroom; to be mainly used by two persons or families)
