The property Mariahilferstraße 110 in Vienna´s seventh district has a 5-storey
street-side wing and 4-storey courtyard wings that were added before the beginning of the 20th century. The garden has a small population of old trees and an outbuilding. The conversion plans an expansive store on three floors with intermediate levels, and a garden to be accessed by way of the built up space which will fill the present courtyard. Above the store area, small apartments are planned, the majority of which will have terraces or balconies. As the property lies in a protection zone, the existing facade and its historic casement windows will be preserved.

The conversion demanded a completely new concept for access and circulation. All existing stairwells are to be demolished, and a new circulation axis serves two stairwells and their elevators. Ancillary rooms are accommodated on intermediate levels adjacent to sales rooms, where room heights allow.
